Terms and conditions

Details of the General Terms and Conditions

The following conditions are part of your contract and you should therefore read them carefully. If you have any query's you should contact our team. By booking an apartment with you confirm that you understand and agree to be bound by these Terms & Conditions.


Check-In and Check-Out hours

Normally check in starts as from 14:00 pm until 20:00 pm, all days of the week.

Check out time is no later than 11:00 am. If there is no other tenant waiting for the apartment or leaving it, owners are normally very flexible with checking out schedule.

Check in after 20:00 has a charge of 30 Euros extra, after 22h00 is 50€ and after 24h00 is 70€. This charge is not negotiable and must be paid.

Failure to pay this charge will result in your booking being cancelled without refund and you will not receive your keys.

A late check out, when possible, can be requested and will incur an extra charge of 35 Euros.

A late check out can only be confirmed on your day of arrival, or on the day before your departure.


Booking and Payment Terms

In order to reserve an apartment a reservation deposit of 20% or 25% + vat (see the confirmation email) of the total stay amount is required.
The rest of the total amount will be paid to the owner in Euros, in cash or in Travellers Checks, upon arrival to the apartment (Travellers Checks has an additional charge of 3 Euros per each Check).

For credit card payment of the rent there is an additional charge, depending on each owner.


Security Deposit

For some apartments, A security deposit of 250-500 Euros is required upon checking in. The security deposit is in cash and will be returned when checking out. For other apartments, the security deposit is not required, however you must provide a valid credit card number. In early check out, (before 7 am) the deposit amount will be refunded via PayPal money transfer, after verifying the conditions of the apartment.

Cleaning fee: the one time preparation and cleaning fee is charged with the rent, upon checking in.


Booking Procedure

You must complete the online booking form to secure the booking. The person who completes the online booking form must be over 18 years of age and is responsible for ensuring full payment with the apartment owner. They are also responsible for keeping other members of his/her party informed as to the booking details. The booking is confirmed when an official confirmation email for the booking have been sent to you by Is it important to print out this email confirmation and bring it with you to the apartment.

If we do not confirm the booking it means that the apartment wasn’t booked. Please carefully check the details on your confirmation booking voucher/email and all other documentation on receipt and inform us immediately of any errors. We do not accept liability for any errors not notified to us within 72 hours of the date of booking and it may not be possible to make corrections at a later stage. Your contract with us and all matters arising out of it are governed by the laws of Spain and are subject to the exclusive jurisdiction of the courts in Barcelona.


Payment forwards all your reservation information including payment details to the apartment owner. Your credit card details will be used for charging you the reservation deposit for the apartment, an amount that can be 20%, 25% or 30% of the total booking amount, depending on each apartment. Over this amount the usual 21% VAT tax will be charged. The rest of the payment for the apartment will be done during the check in time, at the apartment, and will be made in cash only.


Payment Security

It is important for you to know that whenever you provide us with personal details or credit card information, it is secure. Your credit card number, name, address, and telephone number are protected by powerful Secure Sockets Layer (SSL) encryption technology as it travels through the internet.


Changes by you

If you wish to change your booking after it has been confirmed you must cancel your booking and re-book through the website. We will try to assist but cannot guarantee to meet such requests. Cancellation charges may apply as set out in the clause above. Reimbursement for unused accommodation cannot be made unless you have cancelled online in compliance with clause above. The cost of any exchange rate differences resulting from your booking changes, will be the responsibility of the booker.


Cancellation by you

You may cancel your booking on-line no later then 5 weeks before your arrival date. Your cancellation must be made through the website, emailing us the booking confirmation email as well as all the relevant details of the reservation. Please note that any cancellation made less then 5 weeks before the check in date will mean that all payments made are non-refundable, once the booking has been confirmed. Also note that cancellation of the stay once you have checked in the apartment and signed the rental agreement with the owner or the company will not be accepted and you will be charged for the total stay amount.


Force Majeure

We do not accept liability or pay compensation for any loss, damage or expense where the performance or prompt performance of our obligations is prevented or affected by reason of force majeure. Force Majeure means any event which we or the supplier of the service could not, even with all due care, foresee or avoid such as war or threat of war, riots, civil strife, terrorist activity, industrial action, natural or nuclear disaster, fire, adverse weather conditions, closure of airports or ports, technical problems with transport, governmental action and all other similar events.




    1.- The published descriptions of the apartments are given in good faith. does not accept responsibility for errors or omissions. Sometimes owners may suddenly withdraw a facility temporarily or otherwise. This is beyond our control and we are unable to accept liability.

2.- If the owner of the apartment is able to exclude or limit liability by virtue of any International Convention, we will claim the benefit of that exclusion or limitation which is incorporated into your contract with us. Copies of the owner’s conditions can be obtained from us on request.

3.- is an on-line bookings agency and do not accept any responsibility for the apartment availability or conditions. The property owner is the sole responsible for all the aspects regarding the property’s availability and conditions. Our responsibility is limited to the booking procedure. Any claim regarding the state of the apartment, its availability, or it conditions will be maid to us in writing within no later then 15 days and will be forwarded to the apartment owner or manager.



Non-Arrival At The Apartment

If you are due to arrive after 6.00 pm, it is advisable to contact us beforehand to advise on this. A contact number for the check in service will be on your booking confirmation. Should you fail to arrive at the apartment on the arrival date the entire booking could be cancelled. The apartment might not be available on any subsequent nights of the booking and you will be charged the cost of the whole booking. Reimbursement for unused accommodation cannot be made unless you have cancelled online in compliance with the clause above.


Arrival Time to Barcelona

After confirming your booking you will be asked to send us your arrival time to Barcelona. This information is of great importance as it allows us to coordinate your reception with the owner of the apartment. Failing to notify us about your estimated arrival time to Barcelona means that we can not guarantee your check in time and it will depend on the owner/company staff availability.

Apartime Preferences and Types

Please pay special attention to the apartment’s description at the time of booking. We do not have any control over special requests to individual apartments, however, any special requests made at the time of booking will be passed to the owner with your booking details.

It is the responsibility of the person making the booking to ensure that the apartment booked will be suitable for their party requirements and standards. It should be noted that European and U.S. apartments types can differ greatly.
